Water damage is one of the most common problems that people have in their homes. Water may come in from plumbing leaks, heavy rains through a leak in your roof, from your air conditioner , an appliance (washer, water heater, ice line, dishwasher, etc.), windows, poor grade, or from fire extinguishing efforts.  Most important to note; the longer the water sits, the worse the damage becomes. Immediately addressing water problems will save thousands of dollars in damage repairs.

      What can you do?

      • Rent lacally available drying equipment like the items shown above or hire an IICRC certified company like Paul Davis Restoration. Keep in mind that many companies say that they are qualified in water damage restoration yet do not possess the appropriate training or equipment.  Simply ask if they are IICRC Certified

      • Report the damage to your insurance company right away even you are not sure you are going to make a formal claim.  Most companies have a toll-free number or you can report the loss to your agent.   You can also google, "your insurance company claims".

      • If safe to do so, find the source of the water and turn off any supply valves. If you must, turn off your water from the main that services your property.  This can often be done at the water meter.  Remember, water is an excellent conductor of electricity, check for power lines in contact with water. Always tuen off the power if there is any risk.

      • Keep photos and a list of anything you have discarded.  Keep receipts for any expenses you have while protecting your property.
      • Make sure to give your insurance company a phone number and email where you can be reached in the event you relocate or are away.

The best way to deal with water damage is through prevention. Here are some tips to consider:

      • Inspect your water heater for corrosion and leakage.
      • Replace rubber hoses with stainless steel braided hoses. Replace washing machine supply lines annually.
      • Take a look at your ice line.  If the line is brittle or leaking, have it replaced.
      • Clean out your gutters at least once a year.  Clogged gutters can result in wood rot.
      • Inspect roof for leaks  Common leak areas are flashing installed between surfaces, chimneys, vent stacks and dormers.
      • Inspect the kitchen, laundry room, and bath for leaks or signs of leakage in water supply and waste lines.
      • Shower walls and floor are should be structurally sound and grout joints should be well sealed and in good condition.
      • Inspect toilet water supply lines for leakage. Be sure toilet is secured to the floor and does not shift or rock when weight is applied.
      • Make sure central air-conditioning systems is draining properly.  Simply look at at exterior drain while unit is in use.  A small amount of water should be dripping.

How can you help reduce the impact of the water loss?

      • Water Source: If possible, tuen off the water. Turn off your outside water main, or call a plumber to stop the source of water flow. Contact your local utilities department for insttuctions of how to turn off the water main.
      • Electrical: Disconnect all power to affected areas. Do not operate electrical devices while standing on wet carpets or floors. Don't use your vacuum cleaner to remove water.
      • Air Conditioning: Turn on your air conditioner (no lower than 72 degrees) to speed drying in the summer.
      • Ceilings: Punch small holes in sagging ceilings to empty trapped water. Place a plastic bucket under the leak. Melal bucket will leave rust stain.
      • Floors: Remove as much standing water as possible by squeegee, towels, or mopping.
      • Carpeting: If you can not extract the water, clean white towels. Remove Oriental rugs from wet wall-to-wall carpet to avaid stains from dye. Place fans so air flows over the carpet, speeding the drying process.
      • Clothing/Fabrics: Move wet items to a dry place. Don't let draperies remain in contact with wet floors or carpeting. Open and empty drawers and cabinets to aid drying process. Furs and leather goods should be hung separately at room temperature.
      • Furniture: Move light pieces off carpeting. Place foam pads beneath the legs of larger furniture. Wipe any standing water off furniture.
      • Art Objects/Paintings: Remove valuable paintings from wet walls. Move everything to a dry, safe place.
      • Upholstery: Seperate and prop up wet cushions for even drying. Check for bleeding of colors.
      • Luggage: Open and place in sunlight if to dry is possible.
      • Books/Magazines: Don't leave books etc. on wet floors or furniture.  High value books should be given to a document restoration specialist for proper drying and restoration right away.
